PREPARE YOUR HOME TO SELL

Here are a few suggestions on preparing your property to sell.
  • Be sure to make a good first impression.
    Show the true appeal of your property to prospective buyers. Trim you shrubs, manicure your lawn and make sure the exterior of your property is clutter free. Remove any fingerprints, dirt or grime from the front door, maybe add a fresh coat of paint to the door and trim of the home. If it is winter, be sure to shovel the walkways, or if it is autumn, rake the leaves. Consider performing some minor redecorating if the woodwork is scuffed, you have fading paint, replace existing wallpaper or add new wallpaper for some extra charm.
  • Check the fixtures.
    Faucet drips can indicate defective, damaged or faulty plumbing. If possible, repair leaking pumbing fixtures.. Be sure to replace any light bulbs, lighting can add warmth and charm to your home.
  • Closets and doors.
    Closets should be organized and free of excess clutter. Doors should open and close with ease. If you have a door that sticks, a wood planer is fairly simple to use and will solve the problem easily.
  • Safe and secure.
    Security and safety are important features in selling your home. Inspect for potential hazards such as, trip hazards from slippery throw rugs, low hanging lights, loose handrails and overall clutter.
  • Roomy & spacious.
    Prospective buyers will be comparing your home space with their needs. Clean and organize the basement and attic to convey an accurate perspective of the space available.
  • Add some sparkle.
    Check the caulking in tubs & showers, polish the faucets, display your best towels, mats and shower curtains. Bathrooms and kitchens should shine and sparkle, as they can be the deciding factor in the sale of your property.
  • Cozy, comfortable bedrooms.
    People enjoy spacious bedrooms, get rid of any excess furniture. Add some color with a bright bedspread and fresh curtains.
  • Let the sun shine in.
    During the daytime, open up the curtains, drapes and blinds to show off your bright and cheery home.
  • Turn on the lights.
    In the evening brighten and warm your home by turning on all your interior and exterior lights.
  • Avoid the crowds.
    Do not make the future residents of your home feel like they are intruding when they enter the home. If possible, make plans to be away from your home when it is being shown to prospective buyers.   • Do not apologize.
